Here are some of the items that a professional would look for but you should also do your own inspection prior to entering into a contract.

  • Turn on the water taps to check for pressure and drainage; also for dirty or rusty water.
  • Check the water heater along with piping checking for age and rusty pipes.
  • Inspect for insulation, empty cavities, R factors, and amount.
  • Look for major cracks in the masonry, siding, or interior drywall. If the doors are sticking, this house may have foundation problems.
  • Check for dampness in the walls and look for signs of peeling or bubbling paint. Finding and repairing a leak can be costly.
  • Check wet areas for mold and mildew; this problem has to be removed, not covered up by fresh paint.
  • Walk around the exterior and look for termite dirt tunnels. Termites can be found in moist areas.
  • Make sure there is good storage, like built-ins and sheds that can save you money over time.
  • Check for electrical problems and whether it has an ample electrical service, today we are in an electronic world so look for a minimum of a 500 amp service. Does it have an internet access?
  • Kitchens and bathrooms are the most expensive rooms in the house to renovate. Assess if minor updating is all you need, or major work such as replacing the quality of cupboards, benches, plumbing fittings and tiling.
  • Make sure the size and placement of the rooms fit your life style and that your furniture will fit.

Before you make the final decision, revisit some basic considerations. Should I Buy a House and is it a buyer’s or seller’s market? Is your employment secure and can you afford it ? Do you have the time and desire to keep a home in good repair?

A home mortgage is the biggest investment you will be making, therefore treat it in a serious, pragmatic manner and be conservative. First you need to figure out how large of a loan you can qualify for. You need enough money for the down payment which can range from 10% to 20% of the purchase price, then you will need a credit score of at least 660 and have had two years of steady employment. Normally your house payment can’t be more than 20% of your income. In other words, if you make $5,000.00 per month, your payment can’t be more than $1,000.00. Some mortgage companies will allow a partial amount on a dual income.

The microbiologists studying mold have learned in the lab that it is able to grow on practically any building materials and in most environments; but damp and humid conditions are prime factors for mold growth.

Even when not yet visible, mold releases chemicals of a volatile nature into the air. A musty or mildew smell is a definite sign of mold. Scientists experimenting by blending moisture, warmth, and mold spores discovered that with the right amount of moisture mold can grow even faster making moldy messes of ordinary ceiling tiles in very little time.

As we have already learned from research, mold can be present any time in almost any location causing health problems such as asthma and allergies. Researchers are developing better ways to locate mold and treat the health problems. They are also able to teach the public how to clean moldy places in their homes.

Dr.Terri Pearce who is an industrial hygienist for The Centers for Disease Control’s National Institute for Occupational Safety and Health recommends that people not worry about what kind of mold they have, but strongly recommends that they just get rid of it immediately.

A new technology tool being used by mechanical engineers using radio waves enables them to obtain 3D images of the insides of basement walls. If there is water inside the walls, the radio waves will reflect the energy much more specifically than would dry materials. With this new mold-seeking tool, they are able to make sure that mold is not present and flourishing in your house.

Underground storage tanks (UST) used for petroleum products must be installed according to EPA regulations. Much of our environment has been polluted over the years due to leaking USTs and should be a concern for all of us.

There are several types of tanks, however there are two basic types of underground storage tanks. One is steel with an overwrap of a filament winding like fiberglass, carbon fiber, or a plastic compound around the metal cylinder for corrosion protection. Also very popular are tanks made from composite material such as fiberglass/aramid or carbon fiber with a polymer liner (thermoplastic).

USTs, used to store petroleum, are regulated by the Environmental Protection Agency (EPA) to prevent release of petroleum and contamination of groundwater. Prior to 1980 consisted of bare steel pipes, which corroded over time and eventually resulted in leakage.

In 1984 Congress developed laws to minimize and prevent environmental damage, by charging owners with the task of verifying, maintaining and, if necessary, cleaning up sites damaged by petroleum contamination.

Many thousands of old underground tanks were replaced with newer tanks made of corrosion resistant materials such as fiberglass with a double walled lining to catch leaks from the inner tanks and equipped with leak detection sensors.

In 1988, the EPA published stringent UST regulation requiring all operators to upgrade USTs with spill prevention and leak detection equipment. This program is generally considered to have been very successful. Not included are farm or residential tanks of 1,100 gallons or less capacity used for storing motor fuel for noncommercial purposes or tanks used for storing heating oil for consumptive use on the premises, also septic tanks.
